Median weekly rent by suburb

This is the first Inner North Room Report — the start of a monthly, method-stable dataset on what a room actually costs across Melbourne's inner north. The July sweep found five live rooms on Rumy across two suburbs, with an overall median asking rent of $310 a week and a full range of $290 to $330. Coverage this month is Fitzroy (three rooms, median $310) and Brunswick (two rooms, median $315); the other eight suburbs had no live listings at the snapshot.

Brunswick edged out Fitzroy at the median, $315 against $310 — a $5-a-week gap that says more about the sample than the suburbs: with five rooms in total, one listing moves these numbers. The range is the more honest read for now — $290 bought a Fitzroy room this month, while $330 was the top of the market in Brunswick.

All five listings were private rooms — no room-shares this sweep — and all five were listed directly on Rumy rather than arriving via seeded sources. Treat every figure as indicative at this sample size: n for each suburb is in the table, and the methodology note spells out exactly what was counted and when. The numbers will thicken month by month; the method won't change.

Methodology

Counted: every room marked available on an active property in the ten inner-north suburbs above, snapshotted from the live Rumy database on 25 July 2026 (n=5). Medians are the middle listed asking rent (average of the middle two when n is even); no imputation, no smoothing. Source mix: Rumy 5. Suburb-level figures with small n are indicative only — n is shown per suburb so you can judge. Historical reports are never revised.
